NHG mortgage guarantee limit rises to €500,000 next year
Buyers of more expensive homes can get a mortgage with NHG protection from next year, and NHG will automatically add €20,000 to the loan of buyers of homes with a poor energy label to pay for upgrades.
The limit for the Nationale Hypotheek Garantie (NHG) rises from €470,000 to €500,000 next year, the organisation announced on Tuesday. The increase is €30,000, and it means buyers of more expensive homes can take out a mortgage with protection against payment problems.
Buyers of a home with a poor energy label who want NHG cover will also have €20,000 added to their loan automatically, so they can pay for necessary sustainability measures.
People who make their home more sustainable can get a guarantee for an even higher amount.
Mortgage debts have been rising. According to Statistics Netherlands (CBS), the average mortgage debt of homeowners with a mortgage was €209,200 in 2024, up from €184,500 in 2016.

NHG (Nationale Hypotheek Garantie)
The Dutch National Mortgage Guarantee is a guarantee on a home loan that protects the lender, and in practice the borrower, if payments can no longer be made. If the home is sold after payment problems and the sale does not cover the remaining mortgage debt, the guarantee covers the shortfall, provided the mortgage and buyer meet its conditions. It is only available for homes below a maximum purchase price, which is adjusted from time to time, so buyers of more expensive homes may not qualify.
