Average Dutch home costs €503,000 as fewer buyers pay above asking price

The average existing home cost €503,000 in the third quarter, up 1.8% on a year earlier, as listings rose 24% and fewer homes sold above the asking price, the estate agents' association NVM says.

Buyers in the Netherlands had more choice in the third quarter of 2026. Estate agents belonging to NVM had 39,000 existing homes for sale, 24% more than a year earlier. They sold about 41,700, roughly the same as a year earlier and 8% fewer than in the previous quarter.

NVM says the market is still tight nationally. Nearly two-thirds of homes sold went for more than the asking price, against 71% a year earlier. Homes took 31 days to sell on average, against 29 days. NVM's tightness indicator rose to 2.8 from 2.3; anything below 5 counts as a tight market.

Regional differences are large. Prices rose 8.3% in Zuidwest-Drenthe and 6.7% in Noord-Limburg, but only 0.6% in Groot-Amsterdam. They fell slightly in Zeeuws-Vlaanderen, Overig Zeeland and the Haarlem and Leiden areas.

In new-build, about 21,500 homes were for sale, up about 17% on a year earlier and the highest level since the end of 2015. Sales fell to about 6,000, from 6,400 a year earlier. The median new-build price was €504,000, and the price per square metre rose 4.8% to about €5,320.

Lana Goutsmits-Gerssen, chair of NVM Wonen, said: "More supply gives home buyers a bit more breathing room." She called for a rethink of self-occupancy and anti-speculation clauses, and for more varied new-build instead of small apartments.
